Industrialised construction: precision architecture, not prefabrication

Unique Houses is an architecture studio specialising in single-family homes. We design, obtain the building licence, build and decorate: one team for the whole process. Industrialised construction is how we build the structure of our homes, not a closed catalogue.

What we mean by industrialised construction

We produce the concrete structures in a factory: panels, steel structure and slabs that are assembled on site like a construction kit. The concrete finish is controlled at the factory, which ensures a quality result that improves on traditional on-site construction.

Industrialising does not mean repeating the same house. We start from very flexible modular standard models that we adapt to the plot and to each client’s way of life, and we design every piece —the panel layout, the lattices, the details— so that the final house is unique.

From project to factory to assembly

When the licence is nearly approved, the execution project is drawn up; for an industrialised home it includes the layout of the panels and the calculation of all the installations. While earthworks and foundations are under way, the panels, steel structure and slabs are already being ordered, so that once the foundations are finished the house can be assembled. At La Casa Negra the house was assembled in two weeks. You can follow each phase in the construction diary (in Spanish) and in process and timeline.

Frequently asked questions

What is industrialised home construction?

It means building the structure of the house in a factory —concrete panels, steel structure and slabs— and assembling it on site. At Unique Houses the concrete finish is controlled at the factory and the structure is assembled in a few days.

Is it the same as a prefabricated house?

No. A prefabricated house usually starts from a closed catalogue. We design each home as an architecture project, starting from modular models that we adapt to the plot and the client, and we design the panel layout for each house.

Can an industrialised house be custom designed?

Yes. We combine the industrialised process with modular design to create unique, personal homes with distinctive finishes in materials such as concrete, iron and wood. You can see this in our projects.

How long does it take to assemble an industrialised house?

The structure is assembled in a few days. At La Casa Negra the house was assembled in two weeks. The total length of the works depends on the licence, the earthworks and the finishes of each home.

What materials are used?

Industrialised concrete for façades and structure, iron and wood for the finishes, with reinforced insulation, aerothermal heating and underfloor heating in the installations we usually specify.

Where does Unique Houses build?

We have built homes in the Community of Madrid (La Moraleja, La Finca, Puerta de Hierro, the mountains) and in Mallorca (Pollensa bay and other areas), and we study each plot.

How much does an industrialised designer house cost?

We do not publish a price per square metre because each home is adapted to the plot, the model and the finishes. If you tell us about your plot and your idea, we will explain what house you can build with your budget.
